REIQ Form 6 appointments, tracked to the day.
The appointment that has to be signed before you can act, recorded properly — and kept separate from the contract of sale, because they are not the same document.
What a Form 6 actually is
The Property Occupations Form 6 is the appointment of a property agent in Queensland. A client signs it to appoint your agency, and it records the property, whether the appointment is open, sole or exclusive, the term, the commission structure and the agreed marketing costs. Under the Property Occupations Act 2014 (Qld) it has to be signed before an agent can lawfully provide services to that client.
It is not the contract of sale. The Form 6 starts the listing; the contract ends it. Price, deposit, finance and building-and-pest dates and settlement all belong to the contract, signed by buyer and seller once an offer is accepted.
Most software collapses the two into one “contract” record. That works until an appointment quietly expires mid-campaign, or the commission invoiced at settlement doesn't match what the client signed three months earlier. Agentiv keeps them as two records, because that is what they are.
On the appointment
The fields Agentiv records
- The property and the client
- The property being appointed, and the client appointing you. Recorded once, then reused across the listing rather than retyped into three systems.
- Sole, exclusive or open
- Which appointment type was agreed, because it changes what you are entitled to and for how long.
- Appointment term and end date
- Start and end dates tracked to the day. A sole or exclusive appointment for residential property is capped by statute, and an expired appointment is the kind of thing that gets noticed at the worst possible moment.
- Commission structure
- The commission as it was actually agreed and written, so what gets invoiced at settlement matches what the client signed.
- Marketing and other costs
- The agreed marketing spend and any other authorised expenses, recorded against the listing rather than reconstructed from memory.
- Reappointment
- When an appointment is extended, the reappointment is tracked as its own record with its own dates.
Field tracking, not e-signing. Agentiv records and monitors the paperwork; your existing process — including REIQ Realworks, if that is what you use — executes it. Nothing here is legal advice.
Where each document sits in a listing
One listing, two signed documents, two sets of dates. This is the order they happen in.
| Stage | Document | What Agentiv holds |
|---|---|---|
| Appraisal and pitch | No appointment yet | Seller lead sits in the pipeline with a next step against it. |
| Form 6 signed | Appointment | Property, term, appointment type, commission and marketing spend recorded. Services can now be lawfully provided. |
| Marketing and open homes | Appointment live | Vendor-update-due dates run off the listing; the appointment end date is visible the whole time. |
| Offer accepted | Contract of sale | A separate record: price, deposit, finance and building-and-pest dates, settlement. |
| Settlement | Both closed out | Commission invoiced against what the Form 6 actually said, not what anyone remembers it saying. |
The appointment doesn't stop mattering the day it's signed.
An expired sole appointment found halfway through a campaign is not a software problem — until you realise the software never showed you the date. Agentiv keeps the appointment term next to the listing for the whole campaign, not filed away at the point of signing.
Common questions
What is a REIQ Form 6?
The Property Occupations Form 6 is the appointment of a property agent, resident letting agent or property auctioneer in Queensland. A client signs it to appoint your agency, and it records the property, the appointment type and term, the commission structure and the agreed marketing costs. Under the Property Occupations Act 2014 (Qld) it must be signed before an agent can lawfully provide services to that client.
Is the Form 6 the same as the contract of sale?
No. The Form 6 appoints the agent and is signed before the property is marketed. The contract of sale is a separate document signed by the buyer and seller once an offer is accepted, and it carries the price, deposit, finance and building-and-pest dates and settlement date. Agentiv tracks them as two separate records because they are two different documents with different dates and different obligations.
Does Agentiv let me sign a Form 6 electronically?
No. Agentiv tracks the fields and the dates; it is not electronic signing software and it does not provide legal advice. You continue to execute Form 6 appointments through whatever you use today, including REIQ Realworks. Where you use Realworks, pulling appointment data across can be scoped as a custom build.
What happens when an appointment is about to expire?
The appointment end date is tracked to the day alongside the listing, so an approaching expiry is visible before it lapses rather than after. Reappointments are recorded as their own dated record.
Does this work outside Queensland?
The platform is built for Australian teams generally, and contract, pipeline, open home and inbox tracking are not state-specific. Appointment tracking currently maps to the Queensland Form 6. Other states' appointment forms are on the roadmap, driven by customer demand.
